Water-damaged ceilings
A stain on the ceiling means water is getting in above it, usually from the roof, a pipe or the geyser. Replacing the board without stopping the water just gives you a new stain a few months later. I do plumbing, roof repairs and waterproofing as well, so I find and fix the source first, let the area dry, then replace the damaged boards and repaint.

Sagging and cracked ceilings
Ceiling boards can work loose from their fixings over the years, and joints open up as a house moves. Fine cracks along a joint can usually be repaired and skimmed smooth. A ceiling that sags needs to be fixed back properly or replaced, because a board that has dropped once will keep dropping.

Repaired, painted and cleaned up
Ceiling work is dusty, so I cover your floors and furniture before I start and clean up when I finish. Because I also paint, the job doesn't stop at bare board. A patch always shows less when the whole ceiling gets a fresh coat, and I'll tell you honestly whether yours needs it.

Do you charge for a quote?
No. I come out, look at the ceiling and give you a written quote free of charge, with no obligation to go ahead.
Do I need a whole new ceiling, or can you patch it?
Often only the damaged boards need replacing. I'll tell you when a patch will do and when the whole ceiling is the better buy.
Will the repair show?
A good repair is skimmed flush and painted. Painting the whole ceiling gives the best match, because new paint next to old always shows a little.
Is a sagging ceiling dangerous?
It can be. A board that is holding water or has come loose can drop without warning, so keep clear of it and have it looked at soon.
Can you quote for an insurance claim?
Yes. My quotes are in writing with the cost broken down, which is what most insurers ask for.
